Job Description
Responsibilities:
- Shift Management: Ensure punctuality, assign jobs, and conduct daily briefings during shift handovers.
- Utility Services: Ensure 100% operational availability of water, electricity, air-conditioning, lift operation, and parking.
- Breakdown Handling: Report equipment failures and take appropriate rectification measures.
- Vendor Coordination: Work with vendors for retrofitting MEP projects.
- Training and Reporting: Maintain training records, prepare daily site reports, MMR, and track all readings.
- Escalations: Track maintenance complaints with vendors and end-users.
- BMS Operations: Manage Building Management System operations.
- Staff Management: Ensure proper turnout of shift staff, maintain shift logs and checklists.
- AMC Tracker and Invoices: Update AMC tracker and process invoices.
- Vendor Follow-Up: Coordinate with vendors for timely completion of preventive maintenance schedules.
- Engineering Audit Preparation: Prepare documents for audits.
- Team Briefing and Training: Conduct briefings and training on grooming and safety.
- Tools and Keys Handover: Ensure proper handover of tools, keys, and duty RT before shift end.
- Checklist and Inventory Maintenance: Maintain all checklists, inventory, and PPM reports in Helixscense.
- Asset History Records: Maintain history records of all technical assets.
- Reading Checks: Check all BTU, electrical, and water readings.
